What will we do for you?
We will pay attention to and inform you about all aspects of purchasing a property. We will verify the legal status and documentation of your chosen property. We will negotiate all terms with the other party on your behalf, prepare agreement protocols, and, if necessary, provide legal consultations regarding the planned transaction. In the case of a preliminary civil law agreement, we will prepare its draft free of charge and assist in its finalization (Yes! Even by mail).
Thanks to our partnerships with trusted notary offices, we can provide you with efficient and expert support for the draft preliminary notarial agreement.
We will also provide support in obtaining a loan from one of our partnering mortgage brokers and assist in verifying bank documents. We will provide substantive support at every stage of the property purchase process, up to and including signing the sales agreement, meaning we will handle almost everything for you.
What's next?
We will ensure that all formalities related to the handover of the apartment are completed correctly. We will prepare and work with you to complete the handover protocols and record the meter readings. We will advise you on how to complete the formalities online or direct you to the appropriate offices and institutions, and then all that's left is the move.

HOW TO BUY REAL ESTATE?
To find the most suitable properties for you, it is important for us to understand the key search parameters:
Purpose of purchase - investment, starting your own business or use as a private residence
Budget and possible financial parameters of the transaction
Preferred location and its features
Area and other important characteristics of the object
We conduct a preliminary consultation in a format convenient for you - in person, online or by phone.
Once all criteria have been determined, we accompany you at every stage of the transaction. The sale and purchase process includes:
Buyer's personal data
In order to register with the developer or property owner we will need to provide your details. All information is processed in accordance with our privacy policy and will not be passed on to third parties, except in contractual cases.
Analysis of enquiry and selection of property options
Neera Space agents will prepare a presentation for you with carefully selected property options that meet your requirements. All materials will be sent to your e-mail.
Before viewing the presentation, the buyer must sign a brokerage agreement, thus confirming the obligation to pay commission to the agent in case of a successful conclusion of the transaction.
All preparatory stages - consultations, selection of objects and negotiations with the seller - are absolutely free of charge.
Property viewing
After selecting the most suitable properties, our agents will organise viewings at a time convenient for you. If necessary, we can organise several viewings during one day.
Additionally, our clients have access to:
Information support at all stages of the transaction
VIP-service, including transfer to the objects
Formalisation of the intention to purchase
At this stage, a Preliminary Contract (Umowa Przedwstępna) is signed, which includes:
Description of the property
The agreed price, including the amount of the deposit
Approved deadlines for signing the final sale contract
Once the document is signed, the property is reserved for the buyer and withdrawn from the sale.
Important:
The contract must be executed in the presence of a lawyer or a notary
In the primary market, the transaction is supervised by the developer's lawyer
When buying a secondary property, you can engage your own lawyer.
Payment of deposit
The deposit is usually 2-4% of the total value of the object and confirms the obligation of the Buyer to conclude and execute the contract of sale.
The funds are kept in a bank account until the transaction is finalised. If a notarised sale and purchase agreement is signed, the deposit is credited against the property value.
Signing of the main purchase agreement
Based on the agreed terms, the notary or lawyer prepares the sale and purchase contract, which includes the personal data of the parties, the property writing, the final price and all related costs.
We will send you a draft of the final version of the purchase agreement in advance, so that you have enough time to scrutinise its contents before signing.
Payment
After signing the purchase and sale agreement, you will need to make a payment for the property. Please note: Polish banks carefully check the source of funds. We recommend that you prepare in advance documents confirming the legality of the capital, e.g. property sale agreement, statement of dividends, wages, etc., as well as any other relevant documents.
Transfer of ownership
Once all formalities have been completed, the notary submits the documents with your details to the state registry. You pay the notary fees and within a few days the official record of the new owner of the property will appear in the official register.
